Types of Appraisal Reports Offered
Appraiser visually inspects the subject property’s interior and records the homes current condition, quality of materials, and functionality. Appraiser measures the homes living area and creates a floor plan/ building sketch. Photographs are taken of every room.
Appraiser visually inspects the subjects exterior of the subject property from at least the street as well as recent comparable property sales.
Public Records & MLS
Public records & MLS are utilized by the appraiser to gather important data on the Subject property and Comparable property home sales. Detailed copies of the Subjects public record & and current or prior MLS records are provided within the appraisal report.
Third Party Data
Data provided by a third party which is NOT available to the appraiser. Third party data such as home photographs, notes on home condition or quality, or contractor receipts allow the appraiser to improve report quality especially when NO interior or exterior inspection is made by the appraiser.
Researching the subject property site or “lot” allows the appraiser to identify lot size, view, usability of lot, zoning, legal use permitted, siding busy traffic street, proximity to ocean or any other value influencing feature.
